Mayor & City Council
July 16, 2008
Page Two
Sidewalk
Mr. Lennander indicated that they would be willing to install sidewalks, but was concerned that
they would need to be torn out when County improvements are made. I reassured him that the
County would work with the City and CVS to ensure that sidewalks are placed in a location that
will provide for continued use when improvements are made to County Road C and Rice Street.
County Road C Access
Mr. Lennander indicated that they were making changes to the plan to move the driveway onto
County Road C to the east to within 40 -feet of the Vet Clinic driveway. The 40 -foot dimension is
the minimum distance between driveways under City Code. I inquired about the possibility of a
shared driveway with the Vet Clinic. Mr. Lennander indicated that they had looked at it briefly
but the grade difference between the lots and need for delivery truck circulation on their site
made it impractical.
Cardboard Recycling & Garbage
The plans are being modified to have a roof installed over both the garbage and cardboard
recycling units. Mr. Lennander indicated that they may need to provide a separate garbage
location for the north building, but he did not feel that would be difficult.
Snow Removal /Storage
We are unsure of the method for snow removal and storage that was in -place for the existing
site layout. As with all private lots, snow will need to be piled onsite or removed from the site to
eliminate parking problems. Mr. Lennader indicated that they had not reviewed snow removal
for the site, but that location for piling would be on -site or the snow would be removed.
These were the issues from the Planning Commission meeting that we discussed with the
developer to provide further information to the City Council in making their determination. If you
have any questions please feel free to call me at 763- 780 -0450 Ext. 13.
Sincerely,
Elfering & Associates
fry
Lee Elfering, P.E.
City Engineer
Z: \ P RO J\ 12011513 - CVS \ I t r -0 71608 -C C. d o c
