MINUTES <br />PLANNING COMMISSION <br />May 10, 2007 <br />Duray asked if there was an attached garage on the house. Richardson <br />replied that there was not. He also indicated that he will not have an <br />attached garage when he builds the new house. The garage proposed this <br />evening will be the only garage on the property. Richardson noted that he <br />has a shed on the property, and that the shed and all accessory buildings will <br />be removed from the property when the new garage is built. <br />Knudsen asked if any business use would be conducted from the new <br />garage. Richardson stated that there would be no business use whatsoever. <br />The garage would be used for personal storage only. <br />Duray asked if there would be a driveway to the garage. Richardson replied <br />that there would and described the driveway. He noted that some of the <br />existing asphalt on the property would be removed. Richardson also <br />described the garage doors proposed, noting an 8 -foot high, 16 -foot wide <br />door on the garage side facing Greenbrier as well as a service door. He also <br />noted that a 7 -foot wide door plus a service door would be at the back of the <br />garage facing into his yard for ease of getting his lawn mower and garden <br />tiller in and out of the garage. <br />Duray asked if the proposed setbacks met City Code. The Planner replied <br />that they did. It was also noted that up to 1,500 square feet of garage space <br />is allowed by CUP, and the garage is under the 10% maximum area <br />restriction under the Code. <br />Mr. Duray recommended approval of the Conditional Use Permit allowing <br />construction of a detached garage consisting of approximately 1,500 square <br />feet as requested by Ray Richardson for 3046 Greenbrier Street subject to <br />compliance with the recommendations of the City Planner as outlined in his <br />May 3, 2007 report, and subject to the exterior materials used on the garage <br />matching the future new house. <br />Motion seconded by Pechmann. <br />Motion carried 6 — 0. <br />CUP — Mr. Lloyd Johnson appeared before the Commission requesting approval <br />2930 of a Conditional Use Permit to construct a detached garage consisting of <br />EDGERTON 280 square feet, in addition to the existing attached garage, for total garage <br />STREET — area of 809 square feet at 2930 Edgerton Street. Johnson reported that the <br />JOHNSON garage will be used for storage of lawn equipment, and there will be no <br />business use of this structure Johnson reported that they do have an <br />attached garage, and have no other sheds or structures on the property. <br />-2- <br />
