Lloyd Johnson is seeking a Conditional Use Permit for the construction of a <br />second garage building on his property at 2930 Edgerton Street. The property currently <br />is occupied by a single family home with an attached garage of 529 square feet. The <br />proposed detached structure would be 14 feet wide by 20 feet in length, a total of 280 <br />square feet. The Little Canada zoning ordinance requires a Conditional Use Permit for <br />more that one garage building, or more than 1,000 square feet in garage floor area. In <br />this case, the applicant will stay below the 1,000 square foot threshold (at 809 square <br />feet), but the second building trips the CUP requirement. <br />The zoning ordinance includes a requirement that accessory buildings requiring <br />Conditional Use Permits not occupy more than 10% of the rear yard area. The parcel in <br />question is more than 37,000 square feet in area, and has more than ample area in the <br />rear yard to accommodate this structure. <br />The zoning ordinance also allows, as a permitted use, one shed of no more than 120 <br />square feet. The proposed building is larger than this threshold and as such, requires a <br />CUP for construction. The ordinance also requires that with the approval of a CUP, the <br />applicant must not have a separate 120 square foot shed on the property. This clause <br />is intended to minimize the clutter of several buildings on one lot. <br />The application materials indicate that the building will be used for the storage of <br />common residential storage, and that no business use will occur in the building. The <br />proposed building should be designed to be compatible with the existing home. For this <br />purpose, this means similar colors and siding materials should be used so the building <br />does not look out of place on the property. <br />
