use all of the triangle area to the south of the "Proposed Screened Storage" <br />indicated on the attached sketch for more storage. Staff also mentioned that the <br />residential neighbors to the east (and with a higher elevation) may not be in favor <br />of looking over more "stuff" in that area. <br />Staff would like your reaction to the above issues so we can tell him how to proceed. <br />Precision Tree would like: <br />1. Text amendment to allow more outdoor storage - at Least similar to <br />what previously existed. <br />2. Text amendment /accommodation for woodchip storage. <br />3. Make full use of south end of land behind building (triangle area). <br />Staff has inspected this site and the outdoor storage violations still remain. <br />Valor Enterprises — <br />The application for CUP's, text amendment, and licenses is on the Planning Commission <br />agenda for April. There are still a number of cars on the site. Staff has still noticed that <br />cars being stored outside are still changing. New cars are being brought in daily /weekly. <br />During the last water meter reading (3'"I week in March), PW staff noted Mr. Sedaghat <br />and three Mexicans were inside the building. PW was not able to tell if they were <br />working on cars. The City is also aware of a couple of transactions being completed by <br />Mr. Sedaghat in the last month for retail sales using his Spruce Street address. <br />The Imminent Hazards have been corrected and the "red tags" have been removed. The <br />search warrants conducted also brought up a list of violations that were not hazardous, <br />but still in violation. Notice was sent to Valor Enterprises on February 8, 2007 giving <br />them 90 days to complete construction documents signed by a licensed design <br />professional and apply for the necessary permits. A second notice was sent Friday, April <br />6, that this deadline is fast approaching and no contact has been made by the property <br />owner or any other parties to resolve these other violations. <br />Jimmy Richardson — <br />This property is at 2966 Arcade Street. This site has been a source of many neighbor <br />complaints with junk, debris, traffic, rodents, etc. Staff issued citations totaling 18 <br />violation counts to Jimmy Richardson (previous owner /now renter), Brad Walls (owner) <br />and Michael Schneider (third party /owner). Jimmy's court date is scheduled for July 16, <br />2007 with regards to the violations cited. Mr. Walls and Mr. Schneider have an <br />administrative warrant out for their arrest. <br />Marilyn Montreaux — <br />Code Enforcement and the Deputy Fire Marshal have been out to the site twice since the <br />interim use permit was issued. The renter Henry Anderson has removed the bed and <br />living space from inside the garage area. Mr. Anderson is making some progress towards <br />
