TOPOGRAPHY The detailed description of the features of a <br />relatively small area; also the relief features or surface configuration of <br />an area. <br />ZONING. The reservation of certain specific areas within the <br />municipality for buildings and structures for certain purposes with other <br />limitations such as height, lot coverage and other stipulated requirement <br />1004. PROCEDURES FOR FILING AND REVIEW <br />1004.010. SKETCH PLAN. In order to insure that all <br />applicants are informed of the procedural requirements and minimum <br />standards of this Ordinance and the requirements or limitations imposed <br />by other City Ordinances or plans prior to the development of a <br />preliminary plat, all applicants shall present a sketch plan to the City <br />Administrator prior to filing a preliminary plat. <br />1004.011. DEVELOPER'S COSTS. The developer shall pay to the <br />City all expenses incurred by the City relative to the subdivision, <br />whether by plat, registered land survey, or otherwise, which expenses <br />shall include, but not be limited to, expenses for engineering, planning, <br />fiscal, administrative, and legal services. If said expenses are not paid <br />within reasonable time after billing by the City, the City shall certify the <br />same as unpaid against the real property and shall collect the same in <br />the same manner as real estate taxes are collected. The City shall have <br />the option to collect said amounts in a civil action in lieu of certification <br />for collection. <br />1004.020. PRELIMINARY PLAT. <br />(a) Filing. Five (5) copies of the preliminary plat and a list of <br />names and addresses of the owners of property located <br />within three hundred fifty (350) feet of the subject <br />property, accompanied by an abstractor's certificate *, <br />shall be submitted to the City Administrator. The <br />required filing fee as established by City Council <br />resolution shall be paid and any necessary applications <br />for variances from the provisions of this Ordinance shall <br />be submitted with the required fee. The proposed plat <br />shall be placed on the agenda of the next regularly <br />scheduled Planning Commission meeting occurring after <br />ten (10) days from the date of submission. The plan shall <br />be considered as being officially submitted when all the <br />information requirements are complied with. <br />*Note: When the properties surrounding the subject <br />Add a clarification that the City <br />Administrator may require the <br />applicant to fill out an <br />application form, pay a deposit, <br />and that the sketch plan may <br />be subject to other staff review, <br />and potentially, Planning <br />Commission and City Council <br />comment. <br />Consider requiring an electronic <br />copy of the plat submission <br />Change to 17 days <br />-8 <br />
