challenges with a shared driveway due to the narrow section of drive lane in front of the <br />mall. There is likely not enough room to accommodate the increase in traffic. <br />2724 Rice St. — Costa Professional Building <br />Mr. And Mrs. Costa (Tony and Mary) were in to discuss their properly at 2724 Rice St. <br />Ramsey County is planning to relocate the driveway for the property to the north to move <br />it away from the corner of Iona Lane and Rice St. In order to accomplish this the County <br />will need temporary easement in the area of the new driveway. The Costas were very <br />receptive to the plan and the project as a whole. <br />2504 and 2526 Rice St. — The Hoggsbreath and Papa Murphy's <br />Mr. Tom Duray was in to discuss his properties at each corner of Rice St. and Demont <br />Ave. There will be some temporary easement necessary along the Hoggsbreath property <br />and the Papa Murphy's property for construction purposes. No big impacts are expected <br />because of the easements. <br />There was also discussion of eliminating the westernmost driveway on Demont Ave. for <br />The Hoggsbreath property to meet City code and make the intersection safer. The <br />driveway on for the Papa Murphy's property on Rice St. is over twice as wide as code <br />allows so there was discussion of narrowing it up as well as potentially relocating the <br />driveway on Demont further to the east but there could be some grade issues with that <br />idea. <br />The Hoggsbreath sign closest to the corner of Rice and Demont may be impacted as well. <br />If it is, it will have to be moved to a different location. <br />Staff also discussed the potential of a shared driveway between the Hoggsbreath and <br />Brady's on the south side of Mr. Duray's property. Mr. Duray was not very receptive to <br />the idea, citing loss of parking for Brady's as one of the potential issues. <br />2500 Rice St. — Brady's <br />Mr. And Mrs. Tullgren (James and Sharon) and their long -time accountant were in to <br />discuss the impacts on the Brady's property. There currently are no plans for any <br />easement acquisition along the property but staff wanted to discuss the possibility of <br />eliminating one of the driveways along the properties (Brady's actually has two parcels <br />of land). The Tullgrens were not receptive to the idea of eliminating a driveway due to <br />the fact that there are two separate parcels and both would need a driveway if they were <br />split up. They also cited the ability of delivery trucks to make it up the hill on the north <br />side of the building and the flow of traffic. <br />The US Bank site at 2850 Little Canada Road will also have potential impacts but staff <br />will meet with its representatives at a later date. The Rice Street driveway may be <br />eliminated and there are issues with the location of the sidewalk along that property. <br />3 <br />
