The subject site is located between Old and New County Road <br />C. The site is zoned R -1, Single Family Residential and is guided for low density <br />residential land uses. The site is 2.35 acres in size. <br />A Preliminary Plat was approved for the site in 2005. At that time the project was <br />referred to as Evergreen Hills. This approval has since expired, and the applicant has <br />submitted a new application for a very similar plat. <br />Attached for Reference: <br />Exhibit A: Existing Conditions <br />Exhibit B: Preliminary Plat <br />Exhibit C: Grading Plan <br />Exhibit D: Street Plan and Profile <br />Exhibit E: Storm Sewer <br />Exhibit F: Sanitary and Watermain <br />Analysis <br />The applicant is proposing a single family subdivision comprised of six lots on a 2.35 <br />acre parcel. As part of the project, the applicant is proposing a stormwater pond in the <br />near the northern property line, a public street with access off Old County Road C, and <br />six single family homes. The site is bordered by Old County Road C to the south, <br />County Road C to the north, single family homes to the west, and the Soo Line Railroad <br />to the east. <br />
