Hanson <br />City Administrator <br />City of Little Canada <br />515 Little Canada Road <br />Little Canada, MN 55117 <br />Re: Richie Place Subdivision <br />Our File No. 11171 <br />Dear Joel: <br />During the consideration of the above described plat by the Planning Commission <br />there was a question whether a variance was necessary for approval of the plat since the <br />proposed plat includes a cul -de -sac in excess of 500 feet. After a review of the Little <br />Canada Subdivision Code and a review of plats of similarly situated properties within the <br />City of Little Canada, it is our opinion that approval of a variance is not necessary for <br />approval of the Richie Place Subdivision. <br />Chapter 1006, entitled "DESIGN STANDARDS" addresses this issue. <br />§ 1006.030., entitled "STREETS AND ALLEYS ", provides in subparagraph (a), in part, <br />as follows: "Streets, Continuous...streets shall...provide for future connections to <br />adjoining un- subdivided tracts, ...." §1006.030.(d), entitled "Temporary Cul -De -Sac., <br />provides, as follows: "In those instances where a street is terminated pending future <br />extension in conjunction with future subdivision, a temporary turn around facility shall be <br />provided at the closed end, in conformance with cul -de -sac requirements." <br />The cul -de -sac in the proposed plat of Richie Place Subdivision is a temporary <br />cul -de -sac which will provide for future connections to adjoining un- subdivided tracts to <br />the north and west of the proposed plat. <br />
