P O R A T E R E A L E S T A T E S E R V I C E A D V I S O R S <br />August 27, 2007 <br />Joel Hanson <br />City Administrator <br />City of Little Canada <br />515 Little Canada Road East <br />Little Canada, MN 55117 <br />RE: St. Jude Medical — Campus Expansion Project <br />Proposed Rezoning, Planned Unit Development, Preliminary Plat and Plan Review <br />Fairfield County Dear Mr. Hansen, <br />Houston <br />Indianapolis <br />Los Angeles Please accept the following and attached information as required submittal for Rezoning, Planned <br />Lan <br />Memphis Unit Development (PUD), Preliminary Plat and Plan Review applications for the properties located at <br />Miami One Lillehei Plaza (existing St. Jude Medical corporate campus) and the adjacent 10 acre parcel <br />Minneapolis identified as PID #07- 29 -23 -31 -001. <br />Montreal <br />Nashville Project Overview <br />New York St. Jude Medical is experiencing steady growth and is proposing an expansion of their existing <br />Orange County corporate campus to accommodate the need for additional space. In addition to the existing <br />Ottawa campus, St. Jude is in the process of acquiring an adjacent 10 acre parcel to accommodate the <br />Palo Alto proposed expansion. The development will provide a logical expansion to the campus and is <br />Paramus <br />Philadelphia consistent with the City of Little Canada's Comprehensive Plan for these sites. The proposed <br />Phoenix development will also provide additional jobs for the area, an increased tax base for the City of Little <br />Canada and support for local businesses in the area. <br />Pittsburgh <br />Portland <br />Princeton The proposed master plan expansion will include 475,000 square feet of new office, lab and <br />Sacramento manufacturing space in several buildings on two separate parcels. St. Jude proposes to develop the <br />San Francisco buildings in separate phases Phase One would be built immediately and include a 4 story building <br />San Jose with approximately 180,000 square feet of space and approximately 450 parking spaces. Additional <br />Seattle phases and supporting parking will be developed as further space is needed. <br />St. Louis <br />Toronto Current Conditions <br />Tucson The existing campus consists of 37 acres with 112,500 square feet of office, lab and manufacturing <br />Tysons Corner space in two buildings. The expanded 10 acre site is currently used as ball fields and tennis courts. <br />Vancouver Further details of the sites are outlined in the PUD attachment. <br />Washington DC <br />Rezoning <br />St. Jude Medical is requesting a rezoning for the 10 acre expansion site from Public (P) to Planned <br />Unit Development (PUD) for the purposes of expanding the existing facility. The proposed <br />development will provide expansion to St. Jude Medical's existing corporate campus.
