111 - IHG g. IISSO(H1T -CS
July 20, 2007
File No. 120097E -0240
Honorable Mayor and City Council
City of Little Canada
515 Little Canada Road East
Little Canada, MN 55117 -1633
SUBJECT: THE HOUSE EXPANSION
CITY OF LITTLE CANADA
Dear Mayor and Council Members:
TAllt HMI
We have received submittal documents prepared by Folz, Freeman, Erickson, Inc. for the
expansion of the existing "The House" building at 300 South Owasso Boulevard. Included in the
submittal were five (5) plan sheets. Upon receipt of the plans we requested that a drainage
submittal be provided for review of the storm sewer system and treatment, however at the time
of this letter none were received. Based upon our review of the plan sheets we would offer the
following comments.
Sheet C1.1
1. The proposed expansion requires the purchasing of property from the existing
property owner to the South (Zoch). At this time no documentation of this has been
provided.
2. The construction limits shown are outside the existing property and outside the new
property being purchased, therefore easements to allow the clearing and grading to
occur will be necessary from the property owners to the west and south.
3. Notes should be added to remove the existing storm sewer that will be within the
building expansion area.
Sheet C2.1
1 The parking requirements have been defined correctly on the plan sheet, however
based on the floor areas listed a total of 88 parking stalls is required. Only 81
parking stalls are being provided.
Sheet C3.1
1. The plan calls out the installation of a Stormtech SC -740 Chamber system. It is our
assumption that this system is being used for stormwater rate control from the site;
however the drainage calculations will need to be submitted to verify this. A detailed
plan must be provided for the Stormtech system including the inlet and outlet to the
system. It is our recommendation that a sediment removal structure be installed
immediately preceding the Stormtech system to help prevent sediment buildup inside
the system.
Z: \PROJ \120097E - The House Expansion\ tr- 072007- CC.doc
