IISSO(H1T -CS <br />July 20, 2007 <br />File No. 120097E -0240 <br />Honorable Mayor and City Council <br />City of Little Canada <br />515 Little Canada Road East <br />Little Canada, MN 55117 -1633 <br />SUBJECT: THE HOUSE EXPANSION <br />CITY OF LITTLE CANADA <br />Dear Mayor and Council Members: <br />TAllt HMI <br />We have received submittal documents prepared by Folz, Freeman, Erickson, Inc. for the <br />expansion of the existing "The House" building at 300 South Owasso Boulevard. Included in the <br />submittal were five (5) plan sheets. Upon receipt of the plans we requested that a drainage <br />submittal be provided for review of the storm sewer system and treatment, however at the time <br />of this letter none were received. Based upon our review of the plan sheets we would offer the <br />following comments. <br />Sheet C1.1 <br />1. The proposed expansion requires the purchasing of property from the existing <br />property owner to the South (Zoch). At this time no documentation of this has been <br />provided. <br />2. The construction limits shown are outside the existing property and outside the new <br />property being purchased, therefore easements to allow the clearing and grading to <br />occur will be necessary from the property owners to the west and south. <br />3. Notes should be added to remove the existing storm sewer that will be within the <br />building expansion area. <br />Sheet C2.1 <br />1 The parking requirements have been defined correctly on the plan sheet, however <br />based on the floor areas listed a total of 88 parking stalls is required. Only 81 <br />parking stalls are being provided. <br />Sheet C3.1 <br />1. The plan calls out the installation of a Stormtech SC -740 Chamber system. It is our <br />assumption that this system is being used for stormwater rate control from the site; <br />however the drainage calculations will need to be submitted to verify this. A detailed <br />plan must be provided for the Stormtech system including the inlet and outlet to the <br />system. It is our recommendation that a sediment removal structure be installed <br />immediately preceding the Stormtech system to help prevent sediment buildup inside <br />the system. <br />Z: \PROJ \120097E - The House Expansion\ tr- 072007- CC.doc <br />
