2. Side Yards: Not less than ten (10) feet on the side of an attached garage, or <br />fifteen (15) feet on a side without an attached garage. Where a side yard abuts an <br />adjoining property zoned R -1 or R -1A, this setback area shall be in addition to the <br />required buffer of twenty five (25) feet. <br />3. Rear Yards: Not less than thirty (30) feet from rear property line, or edge of <br />delineated wetland. Where a rear yard abuts an adjoining property zoned R -1 or <br />R -1A, this setback area shall be in addition to the required buffer of twenty five <br />(25) feet. <br />905A.060. BUILDING AND SITE PLANNING REQUIREMENTS. <br />A. Height. No structure shall exceed two and one -half (2 1/2) stories or thirty (30) feet, <br />whichever is least, except as herein provided. <br />B. Tree Preservation. Within an R -1A district, development activity shall be planned so <br />as to preserve no less than forty (40) percent of all significant trees. <br />C. Buffering. Any property zoned and developed under the R -1A regulations shall <br />include a buffer planting of trees and shrubs at the perimeter of the district adjoining <br />other private property. The buffer planting shall include a mix of deciduous and <br />evergreen trees, as well as shrubs that establish a naturalized border. Plants shall be <br />selected from a list of recommended species kept by the Ramsey - Washington Metro <br />Watershed District, and shall meet or exceed the planting size requirements of <br />Section 903.020.G. Said buffer shall be no less than twenty five (25) feet in width. <br />Where existing vegetation is preserved as a part of the development, the Zoning <br />Administrator may waive some or all of the required planting if the existing <br />vegetation is found to meet the intent of this ordinance. Buffer areas shall include no <br />less than the following plant materials per 2,500 square feet of buffer yard area: <br />1. 3 overstory deciduous trees <br />2. 3 evergreen trees <br />3. 15 understory trees and /or large shrubs <br />D. Impervious Surface. No individual parcel shall be developed with impervious <br />materials which cover in excess of twenty five (25) percent of the gross lot area. <br />Property owners are encouraged to minimize impervious surfaces, and to use drain - <br />through materials for decks, patios, sidewalks, driveways, and other surfaces <br />wherever possible. <br />3 <br />
