Development Contract <br />other transfer of building control has been made totaling 11,000 square feet in the northern halt <br />of the structure located on The Property. it is hereby understood that the exact nature of the <br />improvements is subject to change due to the needs of any tenants /owners who ultimately occupy <br />space in the building, but the quality and appearance should be of similar quality and aesthetic <br />appeal as represented on Exhibit B. Said work must be completed within 12 months of the lease <br />and before any occupancy of the space occurs. Work to be undertaken relative to exterior <br />building improvements shall consist of that represented in Developer's Preliminary Cost <br />Estimate attached hereto as Exhibit C and will included reconstruction of the deteriorated <br />parking tot located on the north and east sides of the building including the installation of <br />concrete curbing, islands, and landscaping (including reestablishment of landscaping between the <br />north portion of the parking lot and Country Drive) as required by City Codes. Any substantial <br />deviation in the exterior building appearance due to a change in building materials or design <br />features other than the location of standard entry doors and windows as visible from Country <br />Drive from that depicted on Exhibit B or the work represented in Developer's Preliminary Cost <br />Estimate detailed on Exhibit C shall require the approval of the City Council of the City of Little <br />Canada prior to implementation. <br />15. Master Signage Plan. Developer shall apply for a conditional use permit (CUP) for <br />a master signage plan governing a multi- tenant building for The Property prior to the placement <br />of any signage on The Property. The signage plan shall indicate the size and locations for all <br />signage proposed including wall signs, pylon signs, directional signs, etc. as defined by Little <br />Canada's Zoning Code Chapter 903. If monument signage is proposed, construction details <br />shall also be provided. This plan will govern the signage of all current and future tenants and <br />any deviations from the plan will require the completion of an amendment process as prescribed <br />by Little Canada's zoning code. <br />16. Compliance with Zoning. Any occupants of The Property shall comply with zoning <br />and land use requirements, including parking and signage. The office to warehouse ratio of the <br />7 <br />
