Development Contract <br />• Maintain all landscaped /grass area in a manner consistent with the District Council <br />82 facility located to the east of The Property. <br />• Bring the existing pylon sign located at the northwest corner of the property into <br />conformance with City codes related to signage. <br />• Remove the three light standards and footings located on the north side of the <br />parking lot located on the north of the building. <br />• Improve the appearance of the entry door on the north side of the building to <br />eliminate the view of insulation and other unsightly items. In doing so, ensure <br />that building and fire code provisions are complied with relative to exiting. <br />• Remove the panels located on the east side of the north entrance door and repaint <br />the area to blend the color of the wall where the removal took place. <br />• Remove or repair the chain link fence on the west side of the property. <br />• Paint bollards protecting electrical transformer on the north side of the building. <br />The most easterly bollard should be removed and reset prior to painting to <br />straighten it. <br />• Reconstruct parking lot on north east and north sides of building to comply with <br />City codes, including necessary curbing, islands, and landscaping. <br />• Re- establish landscaping along north portion of parking lot once reconstruction is <br />completed. <br />• Remove all outdoor storage from The Property and ensure that none is re- <br />established. <br />14. Developer has represented the ability to borrow up to an additional $1,500,000 for <br />exterior building improvements as evidenced by a letter from First American Bank dated <br />December 3, 2007 and attached hereto as Exhibit A. The exterior building improvements shall <br />be constructed in essentially the same manner and quality to yield a final product as depicted on <br />Exhibit B attached hereto.
