Drywall Supply Addition <br />Development Contract <br />Engineering <br />16. The Developer shall grade the Plat as shown on the Grading, Drainage & Erosion <br />Control Plan prepared by the Developer's engineer. Said Plan must be approved by the Ramsey - <br />Washington Watershed District, including the completion of a municipal coordination check list. <br />It is also understood that the Erosion control plan must be such that drainage to adjacent property <br />is prevented and surface water run off is properly controlled. Developer agrees to comply with <br />any and all requirements for erosion control directed by the Ramsey - Washington Watershed <br />District and /or the City in a timely matter. Developer's engineer shall certify that Plat grading is <br />completed in accordance with the approved grading and sediment control plan before the City <br />shall issue any building permits. The Developer shall remain ultimately responsible for accurate <br />grading of all lots and shall correct deficiencies in grading that may be discovered while this <br />agreement is in effect. <br />17. Developer, District Council 82, or their agents or assigns, shall keep the public <br />streets clear of any soil, earth or debris resulting from work done by Developer, District Council <br />82, or their agents or assigns. Any such materials must be promptly removed and in no event <br />shall they be present more than 24 hours after placement. Failure to comply with this provision <br />will result in the City undertaking this work with costs to be reimbursed by Developer pursuant <br />to Paragraph #15. <br />18. The Developer shall cause to be performed to the City Engineer's satisfaction all <br />finish grading, and shall maintain said grading, until Certificates of Occupancy are issued for all <br />buildings within the Plat. During this period the Developer shall prevent erosion by wind and <br />water to the City Engineer's satisfaction. <br />19. The Developer shall install Plat monuments within one year after recording the Plat. <br />No building permit will be issued until the Plat monuments have been installed and certified by a <br />registered land surveyor. Monument locations must thereafter be certified for Certificates of <br />Occupancy to be issued. <br />- 5 - <br />
