4. Equipment buildings, if located in a residential district, shall also be <br />constructed in such a way as to resemble residential accessory buildings in the immediate area <br />which meet residential building materials standards, and are either white or natural in exterior <br />color. <br />5. The proposed use and structures are found to be compatible architecturally and <br />functionally with the neighborhood in which they are located. <br />6. The proposed use complies with the General Standards of Section 903.140.E. <br />of this ordinance, with the exception of subsection 3. <br />903.141. SINGLE FAMILY DWELLINGS. Except in the R -4 Zoning District, all single family <br />detached homes shall meet the following requirements: <br />A. All single family homes shall be constructed upon a continuous perimeter foundation <br />that meets the requirements of the State Uniform Building Code. <br />B. All single family homes shall receive a building permit. <br />C. The exterior architectural design of a proposed dwelling may not be so at variance <br />with, nor so similar to, the exterior architectural design of any structure or structures already <br />constructed or in the course of construction in the immediate neighborhood, nor so at variance <br />with the character of the surrounding neighborhood as to cause a significant depreciation in the <br />property values of the neighborhood or adversely affect the public health, safety or general <br />welfare. <br />D. All single family homes shall meet the requirements of the State Uniform Building <br />Code, as may be applicable. <br />roof. <br />E. All single family homes shall have a minimum roof overhang of one (1) foot. <br />F. All single family homes shall have an earth covered, composition, shingled, or tiled <br />G. With the exception of passageways, as allowed by Section 903.141.H. below, single <br />family homes shall not be less than thirty (30) feet in length and not less than twenty four(24) <br />feet in width over that entire minimum width. Width requirements shall not take into account <br />overhangs and other projections that extend beyond principal walls. <br />H. Passageways used to connect dwelling components (either principal or accessory uses) <br />shall meet the following requirements: <br />1. The passageway shall be secured upon a foundation that meets the <br />requirements of the State Uniform Building Code. <br />2. The passageway shall be covered and constructed above ground. <br />- 1 0 1 - <br />
