5. When abutting an "R -1" or "R -2" District, a buffer area with screening <br />and landscaping in compliance with Section 903.020, G of this <br />Ordinance shall be provided. <br />6. All signing and information or visual communication devices shall be in <br />compliance with Section 903.110 of this Ordinance. <br />7. The provisions of Section 921.010, C of this Ordinance are considered <br />and satisfactorily met. <br />F. Retail commercial activities provided that: <br />1. Merchandise is sold at retail. <br />2. The retail activity is located within a structure whose principal use is <br />not commercial sales. <br />3. The retail activity shall not occupy more than fifteen (15) percent of the <br />gross floor area of the building. <br />4. The retail activity is not located within a structure whose principal use <br />is residential. <br />5. No directly or indirectly illuminated sign or sign in excess of ten (10) <br />square feet identifying the name of the business shall be visible <br />from the outside of the building. <br />6. No signs or posters of any type advertising products for sale shall be <br />visible from the outside of the building. <br />7. Adequate parking is provide per Section 903.050. <br />G. Multiple family dwellings containing four (4) or less dwelling units, provided <br />that: <br />1. The provisions of Section 921.010, C are considered and satisfactorily <br />met. <br />H. Buildings combining residential and non - residential uses allowed in this <br />District, provided that: <br />1. The residential and non - residential uses shall not conflict in any <br />manner. <br />2. The residential building standards as required by this District are met. <br />3. The provisions of Section 921.010, C of this Ordinance are considered <br />and satisfactorily met. <br />I. Nursing homes and similar group housing, but not including hospitals, <br />sanitariums or similar institutions, provided that: <br />1. Side yards are double the minimum requirements established for this <br />District and are screened in compliance with Section 903.020, G of <br />this Ordinance. <br />2. Only the rear yard shall be used for play or recreational areas. Said area <br />shall be fenced and controlled and screened in compliance with <br />Section 903.020, G of this Ordinance. <br />3. The site shall be served by an arterial or collector street of sufficient <br />capacity to accommodate traffic which will be generated. <br />4. All signing and informational or visual communication devices shall be <br />in compliance with Section 903.110 of this Ordinance. <br />- 1 2 1 - <br />
