3. Each light standard island and all islands in the parking lot landscaped <br />or covered. <br />4. Parking areas shall be screened from view of abutting residential <br />districts in compliance with Section 903.020, G of this Ordinance. <br />5. Parking areas and driveways shall be curbed with continuous curbs not <br />less than six (6) inches high above the parking lot or driveway <br />grade. <br />6. Vehicular access points shall be limited, shall create a minimum of <br />conflict with through traffic movements, shall comply with Section <br />903.050 of this Ordinance and shall be subject to the approval of <br />the City Engineer. <br />7. All lighting shall be hooded and so directed that the light source is not <br />visible from the public right -of -way or from an abutting residence <br />and shall be in compliance with Section 903.020, I of this <br />Ordinance. <br />8. The entire area shall have a drainage system which is subject to the <br />approval of the City Engineer. <br />9. The entire area other than occupied by buildings or structures or <br />plantings shall be surfaced with a material which will control dust <br />and drainage and which is subject to the approval of the City <br />Engineer. <br />10. All signing and information or visual communication devices shall be <br />in compliance with Section 903.110 of this Ordinance. <br />11. The provisions of Section 921.010, C of this Ordinance are considered <br />and satisfactorily met. <br />912.045. INTERIM USES. (Requires an Interim Use Permit based upon procedures set <br />forth in and regulated by Section 921 of this Ordinance.) <br />A. Outdoor display of retail merchandise accessory to a retail sales facility, <br />provided that: <br />1. The merchandise being sold is a part of the array of merchandise also <br />sold indoors on the premises in question, and is not being sold "on <br />consignment" or for another off - premises seller. <br />2. The merchandise being displayed, or the display area, does not include <br />any advertising, material, or messages that could be construed as a <br />sign under the zoning regulations, unless a proper sign permit <br />(temporary or permanent) has been granted. <br />3. The display area does not take up parking spaces or interfere with <br />vehicular or pedestrian circulation on the site. <br />4. The display area comprises not more than five percent (5 %) of the floor <br />area of the principal building. <br />5. The display area is screened from neighboring residentially zoned areas <br />in compliance with Section 903.020.G. of this ordinance. <br />6. The display area may not encroach into any required yard setback area <br />or any drainage and utility easement. <br />-139- <br />
