1003. DEFINITIONS <br />1003.010. For the purpose of this Ordinance, certain words and terms are hereby defined <br />as set forth in the subdivisions which follow. <br />ADMINISTRATOR. The City Administrator of the City of Little Canada. <br />ALLEY. A public or private right -of -way primarily designed to serve as secondary <br />access to the side or rear of those properties whose principal frontage is on a street. <br />APPLICANT. The owner of land proposed to be subdivided or his representative. <br />BLOCK. An area of land within a subdivision that is entirely bounded by streets, or by <br />streets and the entire boundary or boundaries of the subdivision, or a combination of the above <br />with a river or take. <br />BOULEVARD. The portion of the street right -of -way between the curb line and the <br />property line. <br />BOUNDARY LINES. Lines indicating the bounds or limits of any tract or parcel of <br />land. <br />BUILDING. Any structure built for the support, shelter, or enclosure of persons, <br />animals, chattels, or movable property of any kind. <br />BUILDING LINE. Means the line beyond which property owners or others have no <br />legal or vested right to extend a building or any part thereof without special permission and <br />approval of the proper authorities. <br />CITY. The City of Little Canada. <br />CITY COUNCIL. The governing body of the City of Little Canada. <br />COMPREHENSIVE PLAN. The group of maps, charts and texts that make up the <br />comprehensive long -range plan of the City. <br />CONTOUR MAP. A map on which irregularities of land surface are shown by lines <br />connecting points of equal elevations. Contour interval is the vertical height between contour <br />lines. <br />DESIGN STANDARDS. The specifications to land owners or subdividers for the <br />preparation of plats, both preliminary and final, indicating among other things, the optimum, <br />minimum or maximum dimensions of such items as rights -of -way, blocks, easements and lots. <br />DOUBLE FRONTAGE LOTS. Lots which have a front line abutting on one street and <br />a back or rear line abutting on another street. <br />EASEMENT. A grant by a property owner for the use of land for the purpose of <br />constructing and maintaining ways, drives, and utilities, including, but not limited to, wetlands, <br />ponding areas, sanitary sewers, water mains, electric lines, telephone lines, storm sewer or storm <br />drainage ways and gas lines. <br />FINAL PLAT. A drawing or map of a subdivision, meeting all of the requirements of <br />the City and in such form as required by Ramsey County for the purpose of recording. <br />FRONTAGE. The width of a lot or building site measured on the line separating it from <br />a public street or way. <br />INDIVIDUAL SEWAGE DISPOSAL SYSTEM. A septic tank, seepage tile sewage <br />disposal system, or any other approved sewage treatment device. <br />LOT. Land occupied or to be occupied by a building and its accessory buildings, together <br />with such open spaces as are required under the provisions of the current Little Canada zoning <br />regulations, having not less than the minimum area required by said Zoning Ordinance for a <br />6 <br />
