building site in the district in which such lot is situated and having its principal frontage on a <br />street. <br />LOT, CORNER. A lot situated at the intersection of two (2) streets of which the interior <br />angle of such intersection does not exceed one hundred thirty -five (135) degrees. <br />LOT IMPROVEMENTS. Any building, structure, place, work of art, or other object, or <br />improvement of the land on which they are situated constituting a physical betterment of real <br />property, or any part of such betterment. <br />NATURAL WATERWAY. As mentioned in this Ordinance shall mean any natural <br />passageway in the surface of the earth so situated and having such a topographical nature that <br />surface water flows through it from other areas before reaching a final ponding area. The term <br />also means to include any and all drainage structures that have been constructed or placed for the <br />purpose of conducting water from one place or another. <br />NON - STANDARD IMPROVEMENTS. Improvements or measures that are, in the <br />opinion of the City Engineer, those which the City may consider beyond the Design Standards <br />and Required Basic Improvements, and which may constitute reasons for denial of a subdivision <br />proposal. Examples of non- standard improvements shall include, but not be limited to, the <br />following: retaining walls in the public right -of -way; retaining walls on proposed lots or outlots <br />of greater than two (2) feet in height, measured from top of cap block to finished grade within <br />five (5) horizontal feet of the wall location; slopes steeper than four to one (4:1) ratio; right -of- <br />way subject to other easement rights; right -of -way that is located so as to create setback <br />violations from other existing buildings, structures, roads, driveways, public and /or private <br />utilities or other private or public improvements; right -of -way that results in violation of the <br />City's pipeline safety policy. <br />OUTLOT. A lot remnant or parcel of land left over after platting, which is intended as <br />open space or other use, including future resubdivision, for which no building permit shall be <br />issued until such outlot is re- platted into a lot and block description. <br />OWNER. Includes the plural as well as the singular, and where appropriate shall include <br />a natural person, partnership, firm association, public or quasi - public corporation, private <br />corporation, or a combination of them. <br />PARKS AND PLAYGROUNDS. Public land and open spaces in the City of Little <br />Canada dedicated or reserved for recreation purposes. <br />PERCENTAGE OF GRADE. On street center line, means the distance vertically from <br />the horizontal in feet and tenths of a foot for each one hundred (100) feet of horizontal distance. <br />PEDESTRIAN WAY. A public right -of -way or private easement across a block or <br />within a block to provide access for pedestrians and which may be used for the installation of <br />utility lines. <br />PIPELINE. A pipe with a nominal diameter of six (6) inches or more that is used to <br />transport hazardous fluids. For the purposes of this definition, pipelines do not include sanitary <br />sewer lines installed and maintained by the City or other governmental agency, or an approved <br />private property owner. <br />PLANNING COMMISSION. The Planning Commission of the City of Little Canada. <br />PRELIMINARY PLAT. A tentative drawing or map of a proposed subdivision meeting <br />the requirements herein enumerated. <br />PROTECTIVE COVENANTS. Contracts made between private parties as to the <br />manner in which land may be used, with the view to protecting and preserving the physical and <br />economic integrity of any given area. <br />7 <br />
