Summary and Recommendation <br />Planning staff recommends approval of the proposed subdivision and lot combination, <br />based on a finding that the proposal results in no new buildable lots, and that the <br />subdivision otherwise meets the requirements of the City's Subdivision Ordinance, with <br />the following conditions: <br />1. The subdivision and lot combination described in the application are recorded <br />concurrently, ensuring that no remnant parcels are created. <br />2. The applicants dedicate any required perimeter lot line drainage and utility <br />easements along the newly created parcel. Recommendations of the City <br />Engineer and Public Works Department are to be incorporated into this condition. <br />3.
