MINUTES <br />CITY COUNCIL <br />FEBRUARY 22, 2012 <br />695 COUNTY resulting in no new buildable lots as requested by Richard and <br />ROAD 13 -2 Adrianne Kneeland. It was noted that the Planning Commission <br />EAST — recommended approval subject to compliance with the recommendations <br />KNEELAND of the City Planner. <br />The City Planner noted that Mr. and Mrs. Kneeland have requested to <br />carve off a portion of their property at 695 County Road B -2 East and <br />combine it with the property located at 2389 Greenbrier Circle. The <br />properties will remain as two parcels; there are no new lots being created. <br />The result will be that the lot at 2389 Greenbrier Circle will have lake <br />frontage. The parcel that is being divided from the County Road B -2 East <br />property and combined with the Greenbrier Circle property has a width of <br />75 feet, therefore meets both Shoreland and Zoning Ordinance <br />requirements. The Planner recommended approval subject to compliance <br />with the recommendations outlined in his February 3, 2012 report. The <br />Planner noted the recommendation that the applicants apply for and <br />process a preliminary and final plat to complete the process if the County <br />Recorder does not accept the proposed legal descriptions. The Planner <br />indicated that with combinations of metes and bounds parcels and platted <br />parcels, the County Recorder may or may not accept the combination <br />without going through the platting process. <br />Keis asked the footage at the point that the properties would be combined. <br />The City Planner indicated that the two parcels are proposed to be <br />combined at a point approximately 30 feet wide. <br />Kristen Taton, 2389 Greenbrier Circle, asked if the platting process would <br />require another Council approval process. The Planner replied that it <br />would as the County will require verification that the plat was approved by <br />the City. <br />There was no one else present wishing to comment on this matter. <br />Upon motion by Keis, seconded by McGraw, the public hearing was <br />closed. <br />Mr. Keis introduced the following resolution and moved its adoption: <br />RESOLUTION NO. 2012 -2 -35 — APPROVING THE PROPERTY <br />DIVISION TO DIVIDE A PORTION OF 695 EAST COUNTY ROAD <br />B -2 EAST AND COMBINE IT WITH THE PARCEL AT 2389 <br />GREENBRIER CIRCLE RESULTING IN NO NEW BUIDABLE <br />LOTS AS REQUESTED BY MR. AND MRS. RICHARD KNEELAND <br />SUBJECT TO COMPLIANCE WITH THE RECOMMENDATIONS <br />2 <br />
