Hanson <br />TO: Mayor Blesener & Members of the City Council <br />FROM: Joel Hanson, City Administrator <br />DATE: August 18, 2006 <br />RE: RFP Process for Twin Lake Property <br />Since our workshop of last week, I learned some new information. You may have seen the <br />article about the overbuilt condo and townhouse market in the Twin City area. In talking with <br />Gordie Howe of Master Piece Homes this past week, he reiterated that same message. In fact, he <br />stated that he would not be interested in the Twin Lake Land at this time as the townhome market <br />is overbuilt. He then went on to inform me that the single - family market is quieting down with a <br />number of developers /builders in pull back mode. (Selling off lots versus a lot /building sale <br />requirement.) <br />Given this information, I wanted to make the Council aware of it prior to finalizing the RFP. We <br />may not generate much interest in the single family or townhome sides of the equation given the <br />market cool off we are currently experiencing. We could proceed with the assisted living <br />concept either stand alone or as an option with single family and townhomes as we originally <br />discussed. Or. we could wait for the market to improve and try to maximize our return. <br />Your direction is needed as to how you feel we should proceed. The City Planner can also <br />comment on this issue from his experience. <br />
