Memo <br />tLfCRING S ASSUCIIT .CS <br />TAU MU <br />TO: Mayor Biesener & Members of the City Council <br />FROM: Lee Elfering, City Engineer <br />DATE: August 17, 2006 <br />RE: The Preserve Development <br />Retaining Wall Revisions <br />As required by the City retaining wall plans were submitted by the developer for approval <br />prior to the construction of the walls. In review of those plans it was noted that some <br />walls were over the 4 -feet maximum approved at the time of final plat and plan approval. <br />The plans were not approved due to this height discrepancy and new plans were <br />requested that met the maximum wall height requirement. <br />We spoke directly to the wall designer and site civil designer to reiterate the maximum <br />height of 4 feet would be measured from the top of the wall (including the cap stone) to <br />the finished ground at the base of the wall. With that understanding they have submitted <br />a new grading plan and associated retaining wall plan. The revised grading plan was <br />requested because they have changed from 2 -tier walls areas to 3 tiered walls behind <br />the homes. <br />We have reviewed the changed grading plan and have verified that the 3 tiered walls are <br />all under the 4 foot maximum height and that the distance between the walls meets the <br />rise vs. run requirements of the City. While grading directly adjacent to the walls was <br />modified with the new wall layout, the rest of the grading plan remained unchanged.
