The business located at <br />the site has a conditional use permit for outdoor storage. The applicant seeks to revise <br />the approved parking arrangement on the site. <br />ANALYSIS <br />Conditional Use Permit. Open and outdoor storage is permitted by conditional use <br />permit as an accessory use in 1 -1, light industrial districts. <br />Open and Outdoor Storage as an accessory use, provided that: <br />1. The area is fenced and screened from view of neighboring residential uses or <br />residentially zoned property. <br />2. Storage is screened from view of the public right of way. <br />3. Storage area is paved with asphalt, concrete, or other material approved by the <br />City Council. <br />4. All lighting shall be hooded and so directed that the light source shall not be <br />visible from the public right of way or from neighboring residential uses, and shall <br />be in compliance with Section 903.020 1 of the Zoning Ordinance. <br />5. The storage area shall not occupy any space required for conformity to the <br />parking regulations of the Zoning Ordinance. <br />The applicant does not currently meet the requirements of the conditional use permit <br />which was previously approved by the city.
