Outdoor storage must be property screened, and located on a lot in such a <br />way that storage areas are no closer to the public street right of way that the <br />front building line, or the required front setback line, whichever is greater. <br />Staff discussion has included the idea that storage areas must be <br />located behind the rear line of the building, prohibiting storage in <br />the side yards. This concept should be discussed further. It is <br />assumed that many businesses currently with storage in the 1 -1 <br />areas of the City would not be able to comply with this latter type of <br />restriction. <br />h. No hazardous materials, hazardous substances, or hazardous waste, as <br />defined by Minn. Stat. 116 and 221 may be stored on the property. <br />J. <br />The CUP shall allow the use of no more than 25% of the eligible side and rear <br />yard areas of the property, exclusive of any side or rear yards adjoining a <br />public street. The City Council may consider a lesser amount based on <br />concerns over screening, neighboring uses, parking and circulation needs, or <br />other factors related to public health, safety, and welfare. <br />The outdoor storage shall comply with all other requirements of the zoning <br />ordinance. <br />3 <br />
