topsoil, brick and block, etc. A limitation of the storage of such materials <br />would be placed at a maximum amount of 10 feet by 50 feet by 6 feet in <br />height. A specific area must be designated for this use, including an <br />enclosure constructed of concrete or steel adequate to hold and withstand the <br />forces created by the material and the equipment used to load or unload the <br />material. <br />The control of loose construction materials can be difficult. The <br />intent of this clause would be to create a specific enclosure for this <br />type of material if it is to be allowed. Without such an enclosure, <br />these materials have a tendency to spread uncontrolled over the <br />property. <br />d. Construction or other types of materials, new — the CUP would allow for the <br />outdoor storage of new construction materials that are crated, palletized, or <br />otherwise bound or in containers without limitation. <br />Assuming that materials are new and in crates or containers, bound <br />in some way, or on pallets, there is typically less concern over <br />managing their spread. These materials can usually be picked up <br />an moved easily by truck or forklift, etc. <br />e. Construction or other types of outdoor equipment — the CUP would allow for <br />the storage of equipment, that is, tracked or wheeled machinery that is used <br />in construction or other outdoor activities. <br />As with materials in crates or containers, it would be likely that this <br />equipment can be easily moved around a yard. The City could <br />consider a requirement that machinery that is not self - propelled <br />would need to be stored on pallets or trailers. <br />f. Trailers may not serve as temporary storage buildings. The CUP would be <br />intended to prohibit the use of trailers in lieu of indoor storage. Trailers must <br />be in active use by the on -site business that owns the trailer, leaving the site <br />at least once every six months or more often, and such trailer must meet the <br />requirements of comment "b." above. <br />This requirement is intended to distinguish between trailers that are <br />being used in the course of business for over - the -road hauling of <br />materials and those that may be set up on a property "permanently" <br />to shelter storage materials in lieu of constructing a building. <br />2 <br />
