The applicant proposes to sell a portion of their <br />lot to the adjacent property owner at 2620 Spruce Street. This will remove 25 feet from <br />the side yard of the applicant's lot and transfer it to the property owner to the north. <br />PROCEDURE <br />In consideration of a subdivision request, the applicant must meet the requirements of <br />the Little Canada Subdivision Ordinance. Minor subdivisions and combinations, such as <br />the applicant's request, may be exempt from platting requirements as established in <br />Section 1001.060 of the Subdivision Ordinance. In these cases, the Planning <br />Commission and City Council review applicable information and approve or deny the <br />subdivision /combination. The applicant must record the lot with Ramsey County, subject <br />to lot recording requirements of the County Recorder's office. <br />ANALYSIS <br />Lot Dimensions. The dimensions of each lot are 100 feet wide by 165 feet deep. The <br />total area of each lot at present is 16,500 square feet. Under the proposed subdivision <br />and combination, the property at 2612 Spruce Street would measure 75 by 165, a total <br />of 12,375 square feet of lot area. The property at 2620 Spruce Street would measure <br />125 feet wide and 165 feet deep, a total of 20,625 square feet. <br />
