Building Setbacks. Applicable building setbacks for the R -1 District are met for each <br />property. A minimum interior side yard setback of 7.5 feet is required. The proposed lot <br />line will be 8 feet, three inches from the 2612 building. <br />Easements. Drainage and utility easements are located on the existing property line. <br />The city must vacate these easements, which will be replaced by new easements on <br />the new property line. The applicant is required to petition for easement vacation and <br />provide these new easements as a condition of approval. <br />RECOMMENDATION <br />The lots in question and proposed subdivision /combination meet the requirements of <br />the Little Canada Subdivision Ordinance and Zoning Ordinance. The lots are exempt <br />from a full platting subdivision, and staff recommends approval of the subdivision and <br />combination request, subject to the following conditions: <br />1. The applicant shall dedicate 6 foot drainage and utility easements on either side <br />of the proposed lot line. These easements shall be recorded with the property <br />description. Any landscaping or fences in easement areas, existing or planned, is <br />subject to removal without notice and at the property owner's expense if required. <br />2.
