B. Special architectural design and non -metal decorative modifications may be <br />required by the city. <br />Due to the vague requirements of neighboring cities, staff also performed a code search <br />of cities containing relatively large industrial districts with more extensive requirements. <br />The cities referenced here were Lakeville, Northfield, and Faribault. The exterior <br />building requirements for industrial districts in these cities are as follows: <br />Lakeville: <br />1. The primary exterior building facade finishes for industrial and institutional uses <br />shall consist of materials comparable in grade and quality to the following: <br />a. Brick. <br />b. Stone (natural or artificial) <br />c. Integral colored (not including natural gray) cast in place concrete or <br />precast concrete panels <br />d. Integral colored (not including natural gray) split face (rock face) concrete <br />block. Wood, natural or composite, provided the surfaces are finished for <br />exterior use or wood of proven exterior durability is used, such as cedar, <br />redwood, or cypress. <br />e. Except in the CC corporate campus district, curtain wall panels of steel, <br />fiberglass and aluminum (nonstructural, non -load bearing), provided such <br />panels are factory fabricated and finished with a durable non -fade surface <br />and their fasteners are of a corrosion resistant design. <br />f. Glass curtain wall panels. <br />g. Stucco (natural or artificial). <br />h. Steel, aluminum, COR -TEN siding. <br />2. Building foundations not exceeding two feet (2') and other such portions of a <br />building's facade need not comply with the requirements for the primary facade <br />treatment or materials <br />Northfield: <br />1. Exterior surfaces in the LI and I districts: <br />2. At least 75 percent of all walls shall consist of face brick, stone, glass, <br />stucco, synthetic stucco, architectural metal panel system, approved <br />architectural concrete, cast in place or precast panels, or decorative block. <br />3. Wood, metal, and vinyl siding may be used as accent materials provided they do <br />not constitute more than 25 percent of the exterior wall surface. <br />4. Sheet metal, corrugated metal, copper sheets, iron, plain concrete block <br />(whether painted or color- impregnated or not) may not be used as either major <br />exterior materials or accent materials, but may be used as major exterior wall <br />materials on buildings used to house material, parts or equipment which would <br />otherwise constitute open storage provided: <br />a. The building shall be generally not visible from major roadway corridors. <br />b. The landscaping of the area surrounding the location shall provide <br />natural visual barriers to the building. <br />3 <br />
