The Met Council is requiring <br />that surrounding communities or other affected jurisdictions have up to six months to <br />provide comment, making the target completion date for the Plan approximately June of <br />2008. Given that since the most recent Plan update, the City has been working on <br />identification of the potential redevelopment properties in the community, we are <br />assuming that the upcoming Planning process will be undertaken as an update, rather <br />than a completely new Plan. Other issues that we would likely want to address would <br />be housing stock, redevelopment and /or resubdivision of large -lot single family areas, <br />shared boundary issues (e.g. Rice Street land uses, Twin Lake area, County Road B <br />area), and infill land uses for the few remaining undeveloped areas in the City. We <br />would anticipate some attention to transportation as a part of the study as well. To meet <br />the Met Council's submission requirements, there are a number of required land use <br />inventory tasks, including TAZ population distribution estimates. <br />With this background assumption, we would expect that the Plan Update for Little <br />Canada could be completed within a total budget of $35,000. The timeline for this <br />project would be approximately 14 -16 months, so the budget for the project would be <br />spread over the 2007 and 2008 budgets. If desired, it would be possible to begin some <br />of the work yet this year. The Met Council requires additional Plans as a part of the <br />update, including surface water, water supply, and wastewater. I am assuming that you <br />will be arranging for the preparation of those documents with the City's engineering and <br />public works staff and consultants. <br />As a part of the process, we are anticipating a few community -wide information <br />meetings to ensure that we adequately develop the list of issues for the Plan, but we <br />
