Murray and Associates has submitted an application for a Conditional Use Permit <br />and Variance for to allow outdoor storage within the side yard of his building, located at <br />310 County Road D. The site 1.5 acres in size and is zoned I -P, Industrial Park. <br />Analysis <br />The outdoor storage area is to be located on the west side of the principal structure, in <br />the side yard. The site plan indicates that the area is approximately 4,446 square feet. <br />The site also contains a 12,800 square foot building, a 30,124 square foot parking lot, <br />and 22, 286 square feet of green space. <br />CUP Evaluation Criteria. In consideration of conditional use permit requests, the <br />ordinance states that the Planning Commission must consider the possible adverse <br />effects of the conditional use. The ordinance specifically states that the applicant must <br />demonstrate, by clear and convincing evidence, the following: <br />• Storage area, in combination with semi -truck or trailer parking as defined in Section <br />918.040.8. does not exceed twenty -five percent of the gross floor area of the <br />principal structure or ten percent of the lot area, whichever is less. <br />• The area is fenced and screened from view of neighboring residential uses and <br />districts in compliance with Section 903.020.G. of this Ordinance.
