heigi it of the equipment and /or materials to be stored, additional screening may be <br />required. <br />• Storage is screened from view of the public right -of -way in compliance with Section <br />903.020.G. of this Ordinance. Depending on the height of the equipment and /or <br />materials to be stored, additional screening may be required. <br />• Storage area is black top or concrete. <br />• All lighting shall be hooded and so directed that the light source shall not be visible <br />from the public right -of -way or from neighboring residences and shall be in <br />compliance with Sections 902.020.1. of this Ordinance. <br />• Area does not take up parking space as required for conformity to this Ordinance. <br />• The provisions of Section 921.010.C. of this Ordinance are considered and <br />satisfactorily met. <br />• No outdoor storage area shall include storage of materials that are considered <br />hazardous materials by the Minnesota Pollution Control Agency. <br />• No outdoor storage shall be permitted in any yard except the rear yard of the <br />property. In any yard, no outdoor storage area in the I -P, Industrial Park District, <br />shall be closer to any property line than ten feet. <br />Screening. Open and outdoor storage is allowed in the I -P District, under the condition <br />that the site is fenced and screened from the view of neighboring residential properties <br />and the public right of way. The proposed outdoor storage area is located in the <br />southwest corner of the site, abutting the south property line. The area is within the <br />industrial park, and does not abut any public rights of way or residential properties. <br />However, the outdoor storage area is proposed in the side yard, as opposed to the rear <br />yard, and will require screening. <br />An existing fence seven feet in height currently surrounds the outdoor storage area. <br />The applicant is proposing a metal treatment to the existing gate to improve the <br />aesthetics of the site. In addition to the fencing, ten trees are proposed around the <br />perimeter of the outdoor storage area. Seven trees are proposed along the west side of <br />the site, and three trees are proposed in the northeast corner. The site plan simply <br />labels these trees as arborvitaes, and does not specify the species. This information <br />shall be required to ensure that the site is properly screened. <br />Setbacks. Outdoor storage is only permitted in the I -P District in the rear yard of the <br />property and must be setback a minimum of 10 feet from the property line. The <br />proposed outdoor storage area is located in the side yard of the property. Thus, the <br />applicant is requesting a Variance. <br />The existing building is setback 15 feet from the rear property line, leaving very limited <br />space within the rear yard for storage.
