location. In addition to the limitations u;; property location, any outdoor storage area is <br />also required to be setback a minimum of 10 feet from al property lines. The southern <br />edge of the outdoor storage area is proposed five feet from the south property line. <br />In a narrative being submitted by the applicant, it is indicated that an existing curb will <br />be removed and replaced with a curb five feet from the property line. The existing curb <br />is currently located on the property line. The applicant is proposing to make <br />improvements to the site in an effort to be compliant with the setback requirement. <br />However, the proposed setback falls short of the minimum requirement for the outdoor <br />storage. The applicant shall revise the site plan to comply with the ten foot setback <br />requirement. <br />Surfacing. All outdoor storage areas are required to be surfaced with black top or <br />concrete in an effort to control dust. The applicant has indicated that the outdoor <br />storage area will be surfaced with bituminous paving. <br />Lot Requirements. The outdoor storage area must not exceed 25% of the gross floor <br />area of the principal structure or 10% of the lot area, whichever is less. The site is <br />65,210 square feet, allowing for 6,521 square feet of outdoor storage area. The <br />principal structure is 12,800 square feet, permitting 3,200 square feet for outdoor <br />storage. The smaller number prevails, allowing the applicant 3,200 square feet for <br />outdoor storage. <br />The proposed area is 4,446 square feet, exceeding the maximum requirement by 1,246 <br />square feet. Therefore, a Variance would be necessary for the proposed use. <br />Parking. Businesses within that specialize in manufacturing, fabricating, or processing <br />of a product or material are required to have one parking stall for each 350 square feet <br />of building area, calculated at 90% of the gross floor area. As such, the site is required <br />to provide 33 parking stalls (12,800x.9)/350). The subject site has 37 parking stalls <br />available, including two handicapped stalls. Therefore, the proposed outdoor storage <br />area does not interfere with any required parking. <br />Lighting. All lighting is required to be hooded and so directed that the light source shall <br />not be visible from the public right -of -way or from neighboring residences. The <br />applicant has not submitted a lighting plan with the application. Any lighting installed as <br />part of the outdoor storage project must be in compliance with the Ordinance. <br />Variance. Variances from the literal provisions of the Ordinance are allowed in <br />instances where their strict enforcement would cause undue hardship because of <br />circumstances unique to the individual property under consideration, and to grant such <br />variances only when it is demonstrated that such actions will be in keeping with the <br />spirit and intent of the Ordinance. A variance from the terms of the Ordinance shall not <br />be granted unless it can be demonstrated that: <br />1. Special conditions and circumstances exist which are peculiar to the land, <br />structure, or building involved. <br />3 <br />
