The <br />site is zoned I -P, Industrial Park. The storage area will be located behind the existing <br />building on the site, but the orientation of the building requires a variance due to the <br />corner lot location of the property. <br />ANALYSIS <br />The applicant proposes to construct a 3,250 square foot outdoor storage area behind an <br />existing industrial building on Yorkton Boulevard in Little Canada. Outdoor storage is <br />permitted by conditional use permit in an I -P District. The property faces Yorkton <br />Boulevard, but the narrowest street frontage is on Yorkton Court. As such, the technical <br />"front" yard is the south yard. The rear yard is north of the building, and the proposed <br />storage location is technically in the side yard of the property. <br />On a narrative submitted by the applicant, the proposed storage will include air <br />compressors, scaffolding, mixers, masonry materials, and a delivery truck. <br />The applicant proposes a combination of chain link and wood fence on the property. <br />Chain link fence is proposed for the east and north sides of the property, and is a <br />permitted fence material in the Zoning Code. Screening is required on the south side of <br />the property, as it abuts the public right -of -way. Chain link fence may not be used as a <br />screening material, so the applicant proposes a wood fence on the south side of the <br />
