proposed storage area. Additional information is required on the proposed wood fence <br />on the south side of the property, including the proposed gate. The color and design of <br />the proposed south fence and gate are subject to the review and approval by the <br />Planning Commission. The applicants should provide this information at, or prior to, the <br />Planning Commission's meeting. <br />All proposed fences are eight (8) feet tall. Two gates will be installed on the fenced <br />area, including a swing gate on the south side and a roll gate on the east side. The gate <br />and fence must effectively screen the proposed outdoor storage, and should be <br />constructed to enhance the appearance of the property. <br />CUP Evaluation Criteria. In consideration of conditional use permit requests, the <br />ordinance states that the Planning Commission must consider the possible adverse <br />effects of the conditional use. The ordinance specifically states that the applicant must <br />demonstrate, by clear and convincing evidence, the following: <br />1. Storage area does not exceed twenty -five (25) percent of the gross floor area of <br />the principal structure or ten (10) percent of the lot area, whichever is less. <br />The applicant proposes 3,250 square feet of storage, which is below the <br />maximum allowable storage area. The property could potentially have up to <br />7,000 square feet of outdoor storage with a CUP under the Zoning Code. <br />2. The area is fenced and screened from view of neighboring residential uses and <br />districts. <br />The property does not border a residential district. It is surrounded on all sides by <br />I -P zoned properties. <br />3. Storage is screened from view of the public right -of -way. <br />Screening is provided along the right -of -way of Yorkton Court. The proposed <br />screening appears to meet the city's requirements for screening of industrial <br />district outdoor storage areas. Additional information will be required on the <br />wooden fence proposed for the south screening wall of the outdoor storage area. <br />4. Storage area is blacktop or concrete. <br />The applicant recently repaved the parking area behind the existing building. The <br />area proposed for storage is paved with blacktop which was recently replaced. <br />�. All lighting shall be hooded and so directed that the light source shall not be <br />visible from the public right -of -way or from neighboring residences. <br />No additional lighting is indicated on plans submitted to the city. If additional light <br />is installed, it is subject to the review and approval of the Planning Commission. <br />No additional lighting should be required on the site. <br />2 <br />
