ADVANCED MASONRY <br />RESTORATIOi <br />QUALITY WORK BY QUALITY PEOPLE <br />July 10, 2006 <br />Planning Commission <br />City of Little Canada <br />515 Little Canada Road East <br />Little Canada, MN 55117 <br />Re: CUP for Outdoor Storage <br />2960 -2958 Yorkton Blvd. <br />Dear Commissioners: <br />We received a letter from Northwest Associated Consultants which reviews the various <br />aspects of our Conditional Use Permit for fenced storage. <br />The letter raises the two following questions which required clarification: <br />I. Additional information required on the wood fence proposed for the south <br />screening wall of the outside storage. This fence will be constructed out of <br />1x8 dog eared cedar boards running 8 feet vertically and being attached to a <br />metal pipe frame with concealed fasteners on the interior of the fence. The <br />fence proposed on our original proposal identified a gate on the south <br />elevation. Since this fence will be constructed out of wood we will move the <br />gate to the east elevation. There will not be a gate on the south elevation. The <br />wood section will be stained to match the highlight color on our building. <br />2. Does the new storage area take up parking spaces? No there are currently 50 <br />parking spaces marked out on our new lot. The storage area is located on the <br />rear of the building in the area of the truck docks. No existing parlcing spaces <br />will be eliminated because of the location of the storage area. <br />The letter also states that the building has a unique orientation as a corner lot and that the <br />proposed storage in the rear of the building in the area of the truck docks can be <br />considered the side yard and a variance will be required. We don't understand this issue <br />since our building faces Yorkton Blvd. and has a Yorkton Blvd address. The east side of <br />the building is quit obviously the rear of the building and not the side yard. <br />We have two neighbors that have similar orientation issues and they also have outdoor <br />storage. <br />United Scientific has the narrow part of their building facing Yorkton Court with a 15 <br />Yorkton Court address.
