I have <br />explained this is not permitted under any code and should be discontinued <br />immediately. I will be continuing to monitor that this use is stopped. For the <br />signage, a sign permit would be required as well as another option for mounting <br />the signage. Signage wired to a chain link fence is not acceptable under the code. <br />• Valor Enterprises — Staff inspected the site on Monday, July 24 and 135 <br />identifiable cars and 9 unidentifiable cars remained on the property. On June 20, <br />Mr. Sedaghat came into city offices to meet with staff and discuss his progress. <br />He indicated he has been successful in removing 10 -12 cars from the site. He is <br />doing his best to get rid of the cars, but it is not that easy. He suggested another <br />option may be he ends up having to store the cars on another site. Staff explained <br />that storing these cars is not allowed anywhere else in Little Canada without his <br />business use at that location under the code, he agreed. He indicated he is at the <br />auctions and car mart (owner to owner lot) as much as possible to sell the <br />vehicles. He has run ads for additional staff, but is having troubles finding <br />someone who can perform all aspects needed on his cars. Typically employees <br />will be from a mechanical background, body work, or frame work. Not all three. <br />Staff made it clear of the Council's intention to allow the 90 days to bring the <br />property into compliance with no additional time granted. He stressed that all he <br />could do was let us know his status and keep trying. <br />• Priorities - I have attached the priority listing set by the City Council at the <br />August 14, 2002. We should revisit this in light of the above information/projects <br />and update the list to any new issues you feel need attention. <br />o Day to Day complaints (junk cars, debris, nuisance, storage, etc.) <br />o Ryan Industrial Park — have address a few properties, have a couple more <br />to get cleaned up. <br />o Temporary Signage — with continued enforcement of the signage this has <br />decreased, but will need continued attention. <br />o Review of existing CUP's to ensure compliance — have done a couple, but <br />need to continue reviewing files. <br />o Continue proactive junk car identification — major sweep in 2004 and hit <br />again in 2005. This winter will continue to get rid of the junk cars. <br />o Ruth Street Four Plexes — have addressed a few properties, but will <br />probably require continued review. <br />o Property Maintenance Code /Multi Housing Licensing — review in <br />progress. <br />o Buck Blacktop <br />o Precision Tree — this property has started to store items outside the <br />designated storage area as noted on the CUP. <br />o Review of properties seeking licensure or zoning approvals to ensure we <br />have addressed outstanding violations. <br />o Review Woodlyn Avenue properties for unapproved outdoor storage. <br />-4 <br />
