Hanson <br />Attached is the draft of the purchase agreement for the above referenced property. As you <br />know, this property is needed to facilitate the relocation of Viking Drive to Minnesota Avenue. <br />The purchase price of $200,435 was based on an appraisal prepared for the Sellers by Dahlen, <br />Dwyer & Foley, Inc. dated October 3, 2006. I am recommending we also reimburse the Sellers <br />the cost of this appraisal as part of this transaction. That will cost us an additional $1,250. <br />I have incorporated a number of contingencies related to our acquisition of other parcels needed <br />for the Viking Drive relocation project as well as one related to approvals of the design by <br />MnDot and Ramsey County. Should all contingencies be met, we will close this transaction <br />between April 1 and April 15th, 2007. <br />Subject to any comments of the City Attorney and pending final approval of the Sellers, I am <br />recommending approval of this agreement as proposed. <br />
