The site is zoned R -1, Single Family Residential. <br />The application was reviewed in September, 2006. At that time, staff recommended <br />approval, subject to a number of conditions. Action was tabled at that time due to the <br />need for additional engineering information. The applicant has now submitted a revised <br />Preliminary Plat, addressing some of the concerns raised with the Preliminary Plat <br />dated 8/25/06. <br />ANALYSIS <br />The submitted plat is slightly revised from the original submission, reviewed by staff and <br />City Officials in September, 2006. The applicant has made modifications per staff <br />concerns raised in the planning report dated September 8, 2006, and the engineer's <br />report dated September 7, 2006. As a result of these changes, an additional variance is <br />being requested relating to the length of the proposed cul -de -sac. The applicant has <br />also submitted additional, grading, drainage, and erosion control information, at the <br />request of the City Engineer. <br />
