[LURING .41SSO(If11TtS November 3, 2006 File: 120081 E -0240 Honorable Chair and Planning Commission City of Little Canada 515 Little Canada Road East Little Canada, MN 55117 -1633 RE: CANADIAN WOODS CITY OF LITTLE CANADA Dear Planning Commission: We have received the revised submittal items for the Canadian Woods development. The submittal documents were prepared by your office and contain Stormwater Management Calculations revised on October 10, 2006 and plans with a revision date of October 23, 2006. Based upon our review we would offer the following comments. Preliminary Plat 1. The drainage and utility easement for the infiltration pond shall have a 10 -foot wide area around the top contour of the pond. This easement is for vehicle access to the pond for maintenance. Grading, Drainage, and Erosion Control Plan 1. The minimum pavement section required shall be the City of Little Canada's standard, which is 1.5- inches of wear course, 2- inches of base course, and 8- inches of class 5. 2. The two horizontal curves east of Labore Road are to short of radius curves. Both curve radii should be increased while still providing a minimum approach length of 40 -feet. The 40 -feet shall be measure from the centerline of Labore Road. 3. The length of the proposed cul -de -sac is 516 -feet from the Labore Road right - of -way to the end of the cul -de -sac. This length is over the 500 -feet allowed by City ordinance and a variance will need to be granted to allow its construction. 4. General Note #4 on sheet C1 should be revised to say City of Little Canada. 5. The draintile trench for the infiltration pond shall be completely encased by geotextile fabric. 6. The silt fence, which goes around the perimeter of the infiltration pond, shall be tied into the other silt fence that goes around the project site.
