[LURING .41SSO(If11TtS <br />November 3, 2006 <br />File: 120081 E -0240 <br />Honorable Chair and Planning Commission <br />City of Little Canada <br />515 Little Canada Road East <br />Little Canada, MN 55117 -1633 <br />RE: CANADIAN WOODS <br />CITY OF LITTLE CANADA <br />Dear Planning Commission: <br />We have received the revised submittal items for the Canadian Woods development. <br />The submittal documents were prepared by your office and contain Stormwater <br />Management Calculations revised on October 10, 2006 and plans with a revision date of <br />October 23, 2006. Based upon our review we would offer the following comments. <br />Preliminary Plat <br />1. The drainage and utility easement for the infiltration pond shall have a 10 -foot <br />wide area around the top contour of the pond. This easement is for vehicle <br />access to the pond for maintenance. <br />Grading, Drainage, and Erosion Control Plan <br />1. The minimum pavement section required shall be the City of Little Canada's <br />standard, which is 1.5- inches of wear course, 2- inches of base course, and 8- <br />inches of class 5. <br />2. The two horizontal curves east of Labore Road are to short of radius curves. <br />Both curve radii should be increased while still providing a minimum <br />approach length of 40 -feet. The 40 -feet shall be measure from the centerline <br />of Labore Road. <br />3. The length of the proposed cul -de -sac is 516 -feet from the Labore Road right - <br />of -way to the end of the cul -de -sac. This length is over the 500 -feet allowed <br />by City ordinance and a variance will need to be granted to allow its <br />construction. <br />4. General Note #4 on sheet C1 should be revised to say City of Little Canada. <br />5. The draintile trench for the infiltration pond shall be completely encased by <br />geotextile fabric. <br />6.
