Signage. The applicants had discussed a potential sign request for the site. A <br />proposed sign location is shown on the site plan near the corner of Little Canada Road <br />and Rosewood Drive. This sign must be setback from the right of way line at least 5 <br />feet, and is allowed to be 6 feet in height and 18 square feet in area, according to the <br />R -B sign regulations. No other sign information is included with the current application. <br />Summary and Recommendation <br />Planning staff would recommend the approval of the Conditional Use Permits for <br />expansion of an existing commercial building in an R -B zoning district, and for the retail <br />and commercial office use of a principal building in the R -B district. Conditions for this <br />recommendation are as follows: <br />1. Increase roof pitch on the garage building to match the roof pitch of the existing <br />structure. <br />2. Add two false "dormers" to the roofline of the proposed garage to increase <br />compatibility with the existing architecture. <br />3.
