MINUTES <br />PLANNING COMMISSION <br />JULY 14, 2011 <br />Henry asked if the garage could be moved closer than 10 feet from the <br />property line. Henry was informed that the garage would have to meet the <br />side yard setback requirements. <br />Duray asked the types of vehicles involved with this business. Henry <br />reported that most of his employees are relatives and bring their work <br />vehicles home. He has two vans that would remain at the site, but would <br />be parked inside the garage. Henry reported that one of the reasons for <br />relocating his business is the vandalism that he has experienced. <br />Therefore, it is important to have the garage to keep his equipment and <br />materials stored inside. <br />Murphy asked about the storage of chemicals. Henry reported that be <br />would have chemicals on site, but indicated that the amount would be <br />small and that he takes chemical deliveries almost daily. The chemicals <br />that are used in the business are not much different than ordinary <br />household bleach. Murphy expressed concern about security. Henry <br />reported that the property will be secured. I -Ie noted that most of the <br />vandalism that his business currently experiences is, just malicious <br />vandalism, like graffiti, although there has been some theft. <br />Murphy felt given the location of the property, the garage should be <br />constructed to compliment the house. Henry indicated that he envisions <br />the garage as having the appearance of a carriage house. Duray asked if <br />Henry was agreeable to the recommendations of the City Planner, Henry <br />stated that he would have to look at the cost of adding a dormer to the <br />garage. <br />Duray asked if the upstairs unit in the coffee house would be used. Henry <br />reported that as of this time lie has no plans to rent the upstairs unit. <br />]Henry noted that on -site parking will be adequate to meet his needs, and <br />pointed out that there will be Tess of an impact to the area as he would not <br />require any on- street parking. <br />Duray asked about signage. Henry indicated that he had wanted a pylon <br />sign for the property, but upon discussions with City staff is agreeable to a <br />sign similar to what the coffee house had. Materials to be used would also <br />be similar with no bricking. Henry pointed out that there is no brick on <br />the house; therefore, he was not proposing any for the sign. Murphy felt <br />some type of architectural enhancement to the sign would be preferable, <br />such as a cornice top to match the house. Henry pointed out that the sign <br />can only be 6' feet in height, and a cornice top would push the actual <br />business sign lower. Murphy again stated that she would like to see some <br />architectural elements to the sign that would tie it to the appearance of the <br />11 <br />
