The sign would require routine City <br />staff approval provided it met zoning requirements. Duray asked about <br />the setback for the sign. Henry indicated that the sign would be in the <br />same location as the coffee house sign, about 15 feet from the property <br />line. <br />Fischer indicated that the goal is that this proposal is complimentary to the <br />neighborhood, which it appears that it is. Duray stated that he was happy <br />to see this business relocating to this site. He agreed that it appears there <br />will be less traffic to the site than what was generated by the coffee house, <br />Duray asked if Henry has any dump trucks. Henry replied that he did not. <br />Fischer recommended approval of Conditional Use Permits to allow a <br />commercial use (pool construction, service, and retail sales business) in <br />the Residential- Business (R -B) Zoning District as well as construction of a <br />1,200 square foot garage for storage of business - related materials and <br />supplies at 87/89 County Road C, Prestige Pools, subject to compliance <br />with the recommendations of the City Planner as outlined in his July 8, <br />2011 report, allowing the relocation of the proposed garage 20 feet further <br />to the north, and subject some additional architectural element being <br />added to the sign in complement to the house. <br />Motion seconded by Murphy. <br />Motion carried 4 — 0. <br />VARIANCE- Mr. Roger Stanke, 209 Ryan Drive, appeared before the Commission <br />209 RYAN requesting approval of a Variance front the front yard setback <br />DRIVE — requirements to allow the outdoor storage of a large trailer in the front <br />STANKE yard of his property on a seasonal basis. <br />The City Planner the City's Zoning Ordinance as amended a few years ago <br />allowing outdoor storage by Conditional Use Permit in the side yard no <br />closer to the street than the front building line. Mr. Stanke is requesting <br />that he be able to store a trail in front of his building on a seasonal basis. <br />Historically, this trailer has been stored on the west side of the existing <br />building. <br />The Planter reported that until a few months ago variance requests were <br />reviewed on the basis of whether or not there was a hardship on the <br />property that made the possibility of using the property unreasonable <br />without the granting of a variance. The Legislature has now amended the <br />Statute related to how cities consider variance requests. The new Statute <br />- 4 - <br />12 <br />
