NORTHWEST ASSOCIATED CONSULTANTS, INC.
4800 Olson Memorial Highway, Suite 202, Golden Valley, MN 55422
Telephone: 763.231 .2555 Facsimile: 763.231 .2569 plannersccpnacplanning.com
MEMORANDUM
TO: Little Canada Planning Commission
FROM: Stephen Grittman
DATE: October 5, 2006
RE: Little Canada — Public Storage /Shurgard Comprehensive
Sign Plan CUP
FILE NO: 758.09 - 06.29
Background and Analysis
Public Storage is replacing Shurgard as the operator of the self- storage facility along
County Road B. The new operator is seeing a series of changes to the existing
signage. Some of the signage is considered to be replacement of existing signs, and
planning staff has indicated to the applicants that those signs could be replaced under
the previous Sign Plan approved for Shurgard. However, the applicants also wish to
add signage that would be new to the project. These signs require a new CUP for a
Comprehensive Sign Plan.
There are four existing signs on the property that are being changed. Three of these
are visible from County Road B, labeled on the plan as existing signs "E01 ", "E02 ", and
"E03 ". The fourth is visible from Highway 36, and is labeled "E04 ".
The two freestanding signs on the property are "face" changes only. The two wall signs
are changed, but have a net area reduction of about 23 square feet from the current
condition. The two new signs add a total of 94 square feet of area, resulting in a net
increase of signage on the site of approximately 71 square feet. Because of the size of
the project, it would be possible to have as much as 900 square feet of signage under
the regular zoning requirements.
Two new signs are proposed, and area labeled "N01" and "NO2 ". Only sign "NO2" is
visible from the street, and sign "N01" is an interior sign on the office wall. The following
table summarizes the changes:
