d. Containers shall not be stacked or arranged to exceed the eight and one half (8.5) <br />foot height. <br />No stacking is proposed or permitted. <br />e. Containers shall be painted to match or he complementary in color to the principal <br />building, and shall be maintained to avoid rusting or other visible deterioration of <br />the container. <br />The applicant has not indicated color or other details. The applicant <br />should indicate that the containers will be painted in accordance with <br />this condition to qualify for the CUP. <br />f. There shall be no storage of hazardous materials, as defined by the zoning <br />ordinance Section 902 of this Ordinance, within any such container. <br />No information has been submitted in this regard. However, current <br />tenants are automotive service and sales businesses. The applicant <br />should certify that no hazardous materials are planned for the <br />containers as required by this condition. <br />The Conditional Use Permits for outdoor storage in this district also require certification <br />by the Fire Marshall that the site will meet fire code requirements, including spacing in <br />the storage area to accommodate fire suppression activities if necessary. As a part of <br />the CUP permit verification, the Fire Marshall should inspect the site and provide <br />information to the City Council in this regard. <br />Summary and Recommendation <br />The application for an amendment to the outdoor storage CUP adding storage <br />containers to the approved storage area appears to meet the requirements of the City's <br />zoning regulations, pending some additional information from the applicant. Staff <br />recommends approval of the CUP for three storage containers, with the following <br />conditions: <br />a. The applicant updates the required licensing as necessary. <br />b. Verification that all storage is utilized by tenants of the building on this property. <br />c. Shipping containers are maintained in accordance with the provisions of the <br />ordinance. <br />d.
