City of Little Canada, Minnesota <br />Ordinance No. 601 <br />AN ORDINANCE AMENDING CHAPTER 903.050 OF THE LITTLE CANADA CITY <br />CODE, KNOWN AS THE ZONING ORDINANCE, BY PROVIDING FOR CURB CUT <br />ACCESS TO SINGLE FAMILY DETACHED PARCELS. <br />The City Council of the City of Little Canada hereby ordains: <br />Section 1. <br />Section 903.050.D.8.j. is hereby amended to read as follows: <br />Each property shall be allowed one (1) curb cut access for each one hundred <br />twenty -five (125) feet of street frontage. All property shall be entitled to at least <br />one (1) curb cut. <br />i. In the case of detached single family dwellings, two (2) curb cut accesses <br />may be allowed by Conditional Use Permit, provided that: <br />(a) Overall impervious surface on the subject property does not exceed <br />thirty percent (30 %). <br />(b) Curb cut accesses shall constitute no more than fifty percent (50 %) <br />or forty (40) feet, whichever is less, of the street frontage on any <br />one street. <br />(e) The subject parcel must have no less than one hundred (100) feet <br />of total street frontage. <br />(d) Curb cut accesses on the same parcel must be separated by no less <br />than forty (40) feet. <br />(e) Curb cut accesses shall comply with all other requirements of this <br />section, including but not limited to, setbacks, surfacing, <br />(f) The applicant for a second curb cut access shall provide additional <br />landscaping and /or alternative paving materials that help mitigate <br />stormwater issues raised by the additional impervious surface. <br />(g) The City Council finds that the parcel in question does not have <br />reasonably adequate area to provide for a "T" turnaround with one <br />curb cut access. <br />(h) The street in question is listed as a "minor collector" classification <br />or higher in the Comprehensive Plan, and is shown to have higher <br />levels of non - vehicular traffic. <br />Section 2. <br />This Ordinance shall take effect and be in full force from and <br />after its passage and publication. <br />-2- <br />
