Access. The subject site currently accesses off of Country Drive. The applicant is <br />proposing an additional access to the site also off of Country Road, approximately 300 <br />feet northwest of the existing access. As stated in Section 903.050.D.8 of the Zoning <br />Ordinance, the subject site is entitled to more than one curb cut provided that it has at <br />least 250 feet of street frontage and the curb cuts are no less than 40 feet apart. The <br />proposed new access meets these requirements. <br />Off Street Parking. The applicant is proposing to repave and stripe the existing <br />parking areas. The submitted site plan shows a total of 132 parking spaces, including <br />four handicap accessible spaces. Section 903.050.H of the Zoning Ordinance lists the <br />number of spaces required for permitted uses in the City. Retail uses with 50 percent or <br />more of the building area dedicated to warehousing, such as the proposed use, are <br />required to provide one parking space for every 200 square feet of retail floor area and <br />one space for every 500 square feet of warehousing area. The applicant is proposing to <br />have no more than 12,000 square feet of showroom (retail) area with the remainder of <br />the building (approximately 34,500 square feet) devoted to warehousing. As such the <br />applicant is required to provide a total of 116 spaces, as follows: <br />Retail: 12,000 sf x .90 / 200 sf = 54 spaces <br />Warehouse: 34,500 sf x .90 / 500 sf = 62 spaces <br />The applicant has stated that following site improvements, there will be no less than 105 <br />parking spaces on the site. The applicant has also stated that there will be no more <br />than 12 employees on site at any one time. Because the site is zoned PUD, there is <br />flexibility in the parking requirements, subject to City staff approval. <br />Off - Street Loading. The submitted materials do not indicate a proposed location for <br />off - street loading on the subject site. The loading requirements listed in the Zoning <br />Ordinance require there to be one loading berth for every 10,000 square feet of floor <br />area for all uses which incorporate receipt or distribution of materials or merchandise by <br />trucks or similar vehicles as a part of their business. Prior to approval of the requested <br />PUD Amendment, the applicant shall submit a site plan indicating the proposed <br />locations for any loading that will be conducted on the site, consistent with the off - street <br />loading regulations listed in Section 903.060 of the Zoning Ordinance, and subject to <br />City staff's approval. <br />Building Design. The applicant is not proposing to alter the existing building's size, but <br />is proposing to make a number of interior and exterior improvements. The applicant is <br />proposing to replace a portion of the existing roof, repaint the building's exterior and <br />construct a wall within the building to separate the showroom and warehouse areas. <br />The applicant has stated that the new exterior paint will match the adjacent building <br />housing the painter's union. <br />Buildings within the B -W District are required to meet a series of conditions as required <br />in the I -P, Industrial Park District outlined in Section 918.060.D of the Zoning Ordinance. <br />The applicant has not submitted the proposed building material composition, however, <br />2 <br />
