Hanson <br />The City of Little Canada's Code Enforcement has been working with this property owner for <br />several years in regards to bringing the property into compliance. The City approved a <br />Conditional Use Permit (CUP) for this property on December 15, 1999. A timeline related to the <br />City's actions with this property owner is incorporated herein as attachment #1. The minutes and <br />resolution for the Conditional Use Permit are incorporated herein as attachment #2. The Zoning <br />Administrator's report is incorporated herein as attachment #3. The approved site plan for this <br />property is incorporated herein as attachment #4. Fred Sedaghat has listed himself as the <br />property owner of Valor Enterprises on the auto repair and retail sales license application forms <br />with the City. City staff conducted inspections on April 18 & 27, 2006 and the following CUP <br />violations were present. <br />Citation #906103323 <br />CUP Recommendation #2 <br />Junk, debris and other materials not approved, as part of this conditional use permit shall not be <br />stored in the designated storage areas. Examples of materials not approved by this permit: <br />wood pallets, barrels. junk tires, and storage of car parts. <br />Attached photos show the piles of junk/debris during the inspections on April 13 & 27, 2006. . <br />CUP Recommendation #3 <br />The maximum number of repairable "held for resale" vehicles is twenty (20) in the designated <br />outdoor storage area on the site plan. <br />4 <br />
