GRANT OF PERMANENT EASEMENT <br />THIS AGREEMENT, made this day of , 2006, by and between <br />421 Koehler Road, L.L.P., a Minnesota Limited Liability Partnership, Grantor, and the City of <br />Little Canada, a municipal corporation under the laws of the State of Minnesota, Grantee; <br />WITNESSETH, that the said Grantor, in consideration of One and No /100 ($1.00) Dollar <br />to it in hand paid by said Grantee, and for other good and valuable consideration, the receipt of <br />which is hereby acknowledged, hereby grants and warrants to said Grantee, its successors and <br />assigns, a Permanent Easement for sidewalk and utility purposes, and for ingress and egress at <br />any and all times with all machinery, equipment, and materials necessary for the aforesaid <br />purposes, in, over, and upon the following described property owned by Grantor and situated in <br />Ramsey County, Minnesota: <br />A Permanent Easement for Sidewalk and Utility Purposes described as follows: <br />A 8.00 foot wide perpetual easement over and across the following described property: <br />Tract A, REGISTERED LAND SURVEY NO. 244, Ramsey County, Minnesota. <br />The center line of said easement is described as follows: <br />Commencing at the northwest corner or said Tract A; thence on an assumed <br />bearing of South 1 degree 05 minutes 41 seconds East, along the west line of said <br />Tract A, 140.00 feet; thence South 67 degrees 40 minutes 39 seconds East 131.19 <br />feet to the point of beginning of the center line to be described; thence <br />northeasterly 26.88 feet along a curve concave to the southeast and not tangent <br />2 <br />
