Evergreen Hills <br />Development Contract <br />19. The Developer shall install Plat monuments prior to the issuance of any building <br />permits within the Plat. Said monuments shall be installed and certified by a registered land <br />surveyor. Monument locations must thereafter be verified prior to the issuance of any <br />Certificates of Occupancy for houses constructed within the development. <br />20. Developer shall instruct his engineer to provide adequate field inspection personnel <br />to ensure the project is constructed in accordance with approved plans and specifications. In <br />addition, the City's Engineer, at Developer's expense, shall also inspect the construction of <br />Required Improvements for the purpose of certifying the same and recommending acceptance by <br />City. Developer shall also complete construction staking for the project at Developer's expense. <br />21. An as -built survey will be required to verify elevations of each structure. <br />Required Improvements <br />22. The Required Improvements include: public streets to serve the Plat; the <br />construction of water main and services; the extension of sanitary sewer main and services; <br />storm sewer and ponding; grading; establishment of vegetation, paving; concrete curb and gutter; <br />signage; and, street lighting. Any lighting which may become an ongoing City expense shall be <br />coordinated with the City and Xcel Energy to minimize future operational costs with Developer <br />to bear system installation costs to allow City to attain Xcel Energy's "Customer Owned Group <br />V" rate. All such Required Improvements, except the final lift of blacktop on the road, shall be <br />completed on or before October 31, 2006, at Developer's expense. The final lift of blacktop <br />must be completed by July 1, 2007. Original plans or subsequent changes for said Required <br />Improvements shall be provided to the City Engineer and shall be in accordance with City <br />specifications and standards. <br />Easements <br />23. Developer shall acquire and dedicate easements as necessary for the construction <br />and maintenance of the Required Improvements pursuant to City requirements, including, but not <br />limited to utility easements for sanitary sewer, water systems, grading, drainage, and any other <br />-6- <br />
